Penn’s Garden Development News (December 7, 2016)


Sharswood

   Last Wednesday, the Philadelphia Housing Authority (PHA), elected officials and residents of North Philadelphia celebrated the completion of a 57-unit development project in Sharswood near the intersection of 24th and Jefferson Streets. The units were built on the former site of the Norman Blumberg Apartments, which were demolished earlier this year. The project is part of a $500 million plan to redevelop Sharswood. PHA President Kelvin Jeremiah anticipates that the entire plan will be completed sometime within the next five to seven years.23rd and Jefferson

Fairmount

   The one-story property at 1510 North Street in Fairmount has been put on the market for $590,000. According to the current owners, it functioned previously as an auto repair shop and a  photography studio. Now a residential home, the 1,710-square-foot property features two bedrooms, two and a half bathrooms and a garage situated immediately to the left of the front entrance.

Loft District

  Several new apartment buildings have recently been constructed on the 1000 block of Wood Street. The Sang Yick Food Company at 1022 Wood Street will soon be torn down as well. A 15-unit apartment building will subsequently replace the property. 

Francisville

  According to Naked Philly, referring to a tip from one of their readers, a home has been demolished at 755 N. Capitol Street. The developers are reportedly building a quadruplex, “sacrificing” parking units in favor of building a residential unit looking south on Capitol Street, where a new foundation is being poured

  Naked Philly predicts that this will recur in multiples over the coming years, resulting in either all homes being turned over or the area being rezoned; it is currently zoned as a multi-family residential.

  Years ago, Naked Philly reported that developers sought to add another story to an abandoned warehouse at Capitol and Brown Streets and convert it into residential property. The plan fell through and the property was put on the market. It was purchased this year and there are two single family homes are under construction in its place.

  A sign designates that the project is called Capital (sic) Estates. The homes are 2,300 square feet and listed for $725K — not the average price for a single family home in the area. Naked Philly speculates that, “provided they get buyers at these prices, this could encourage additional home development in a neighborhood that has skewed toward condos in recent memory.”

Spring Garden

  A Naked Philly reader observed some zoning notices on the 1700 block of Brandywine Street that indicate the expansion of an existing parking lot rather than repurposing the land for new development. The north side of the block is zoned for multi-family use but is currently overtaken by the large parking lot.

  The zoning notices will expand the parameters of the lot zoning that was granted over the summer by the ZBA. The lot is used by the Carpenters Union (1800 block of Spring Garden Street). Naked Philly speculates that the eastern part of the lot was once owned by developers, but the Carpenters Union bought the property back in 2014.  “As far as we can tell,” Naked Philly reports, “these lots have pretty much been sitting empty forever, since they were once the enormous rear yards of mansions on Green Street.” The publication believes that these lots will remain empty for quite a bit.

Art Museum Area

   The 293-unit apartment building at 501 N. 22nd St. has been put on the market. The building is part of the Rodin Square and Dalian on the Park complex, the grand opening of which was just last month. Dalian Development refused to reveal the asking price. The apartment building includes a host of amenities, such as an infinity pool and a lounge area, and is expected to go for approximately $180 million.

Brewerytown

   Developers are constructing a six-story, 40-unit mixed-use building at 2940 West Thompson Street in Brewerytown. They will first have to demolish the one-story warehouse on site. MM Partners had purchased the warehouse several years ago and rented the property out as a space for creative undertakings.
