Penn’s Garden Development News (January 11, 2016)


Francisville

  Developers are demolishing Joy Chinese Restaurant at 723 North 19th Street and replacing it with a mixed-use building with retail space on the first floor and two apartment units upstairs. According to the posted permits, a portion of the old building will be preserved, though this is not definite. Across the street, several multi-family homes have gone up within the past few years.Joy Chinese Food

Temple University Area

  In May of last year, developers purchased the lot on the southeast corner of 17th and Flora Streets. They plan to construct a 24-unit apartment building with eight parking spots on the parcel. St. Joseph’s Hospital recently sold the property around the corner at 1629 West Girard Avenue. Also on Girard are two additional vacant lots. One is owned by St. Joseph’s Prep; the other is owned by the same developers who have begun construction on the lot at 17th and Flora.

Brewerytown

Developers are converting the former milk depot at 1327 – 1333 North Marston Street into a three-story, 17-unit apartment building. More construction is to follow down the street. The one-story garage on the corner of the block is soon to be torn down. In its place, developers will construct a four-unit apartment building.   The property at 2414 West Thompson Street is on the market for $125,000. The rest of the block is rife with opportunities for development. Many of the vacant lots on the block are privately owned.

  Last summer, MM Partners purchased the property at 2511 West Girard Avenue. They are currently in the process of rehabilitating the building. Steelworks Strength and Sound Space will be setting up shop here. Presumably there is still more room for an additional tenant. A daycare for dogs will occupy the main retail space of the Braverman Building at 2617 – 2619 West Girard.

Spring Garden

  Radnor Property Group recently took a proposal for a two-tower mixed-use development project called the Hamilton to the Civic Design Review (CDR) for approval. Assuming that all goes according to plan, the complex will be built at 440 North 15th Street on top of a Community College of Philadelphia-owned parking lot. The Hamilton will also include 150 parking spots.
