Frankford Avenue Transformed By New Construction


Frankford Avenue is about to get a makeover with the anticipated development of four or more new residential and commercial spaces. According to PhillyMag, developing company JDT International is targeting the 2000 block of Frankford Avenue for two of the new mixed-use construction projects.

One of the new projects, The Frankfordian, will be built at 2006-10 Frankford Avenue and will host 6 two bedroom, bi-level condo units with a commercial space and basement storage. The units are pet friendly, and some will have deck access. They are expected to run in the mid-$300,000 price range.

The second of JDT International’s new conquests, Frankford Stacks at 2012-28 Frankford Avenue, features 19 residential units and 2 commercial spaces. The price is estimated to be similar to its next-door neighbor’s, somewhere near $300,000.

In addition, JDT has plans for a mixed-use space in Old Kensington called American Studios, which will feature a commercial space, a single family home and a mural painted by local artist Alloyius Mcilwaine.

Separate projects are coming just down the street. According to Naked Philly, in addition to the Kensington Community Food Co-Op that’s coming to the intersection of Frankford, Coral and Lehigh, two more commercial-residential splits are on their way.

After a failed attempt at acquiring a zoning variance for a residential space at 2568 Frankford Avenue, the developers who purchased the space at a sheriff’s sale abandoned their efforts, instead acquiring the permits for a commercial slot with two residential units on top of it. Though the property is listed for sale, construction has begun, which likely indicates a failed attempt at liquidating the property.

In addition to a comic book shop reportedly opening on Frankford near Lehigh Ave, it’s reported that several developers are interested in building a mixed-use structure featuring a commercial use space with 3 apartments on its upper levels. The zoning notice is posted to 2566 Frankford Avenue.

If the trend in construction continues, Frankford’s many vacancies may be put to use and add new shopping, dining, and living fixtures to its landscape. Residents can anticipate new shops moving into the buildings, and will likely be meeting some new neighbors as well.
