Mixed-Use Development Project is Coming to Fairmount


 MMPartners enters Fairmount with its largest development to date.

According to Curbed Philly, the AF Bornot Dye Works Factory project by MMPartners in Fairmount is close to completion after four years in the making.

The AF Bornot Dye Works Factory project at 17th and Fairmount Avenue started with the restoration and conversion of four historic warehouses. The outcome will be a mixed-use historic adaptive reuse project with 18 loft residential units, 2 loft homes and 15,000 square feet of retail space.

The property was originally built in 1901 and designed by local architect firm Baker & Dallett. According to Philadelphia Architects and Buildings, an architectural database supported by the William Penn Foundation, the building functioned as a factory for A.F. Bornot French Steam Dyeing & Scouring Establishment.

MMPartners was shown the property in 2012 after it sat vacant for 15 years. The total cost of the renovation was $10 million.

Some retail space will already be occupied by retail tenants including a bank, Yoga Habit studio, a home goods store and Anytime Fitness.

The size of the loft units varies between 900 to 1,650 square feet and 1 to 3 bedrooms. Pre-leasing of these units have begun, but rental prices have not been finalized.
